Our Eco Action Committee works to make our offices environmentally friendly through internal sustainability initiatives. In 2017, we discontinued single-use plastic water bottles to further utilize the water machines installed throughout our headquarters. In an effort to reduce and ultimately eliminate single-use plastic in our corporate headquarters, we also provide reusable silverware, drinkware and dinnerware. Our waste diversion strategies focus on recycling ink cartridges and aluminum, decreasing paper waste by encouraging employees to opt for paperless options and donating used office equipment and electronics when possible.

Our entire headquarters is equipped with energy-efficient LED lighting and many areas in our space operate on an automatic lighting control system. We strive to equip our headquarters with energy-efficient electronics and IT equipment. Bike parking areas and electric car charging spaces are available within our building complex as well.
Carbon Footprint Of Employees
Through ongoing education, we encourage our employees to seek out ways to decrease their daily environmental impact. Our headquarters in downtown Kansas City is conveniently located a block away from the KC streetcar and within walking distance of many restaurants and grocery stores, helping to reduce gas usage throughout the workday. For longer distances, numerous electric scooters are also available nearby. Our company allows for telecommuting to our employees, enabling them to work from home.
We conduct extensive environmental due diligence as part of our underwriting process to determine if there are any recognized environmental conditions (RECs) that affect our properties. If RECs have been identified, we will do additional environmental testing necessary to determine if the property is environmentally safe for the use of our tenants, which may require a seller to remediate the REC in accordance with state laws.
Our properties are typically leased to tenants under long-term triple-net leases, which gives them the autonomy to implement energy conservation and environmental management programs. We consistently encourage environmentally friendly practices and seek to provide educational materials to our tenants regarding the importance of sustainability. As a landlord in a triple-net structure, we have limited control over the programs our tenants adopt; however, many of our tenants do demonstrate a high commitment to environmental sustainability in their business practices.
